How to rate your credit

The following table provides general guidelines for determining your credit rating, and outlines borrowing information for those interested in mortgage loans (new, refinance, home equity).

Mortgage: No late payments in the past 36 months. No more than two prior 30-day late payments.
Qualified for 1st Mortgage Rate: 7.0 up to 8.99
Qualified for 2nd Mortgage Rate: 7.0 up to 8.99
Loan to Value: 1st) Up to 100% 2nd) Up to 125%
Debt to Income Ratio: Up to 45% for both first and second mortgages

Revolving: Major/Minor Credit - no more than 30 days delinquent on any account in last 60 months – none in the past 36 months (minor credit). Must have 5 open trade lines.

Collections/Judgments: None

A-

 

Mortgage: No more than two 30-day late payments during the last 12 months.
Qualified for 1st Mortgage Rate: 9.0 up to 10.99
Qualified for 2nd Mortgage Rate: 9.0 up to 12.75
Loan to Value: 1st) Up to 100% 2nd) Up to 125%
Debt to Income Ratio: Up to 45% for both first and second mortgages

Revolving: Major/Minor Credit - no more than 30 days delinquent on any account in last 12 months, except for minor occurrence up to 60 days (minor credit). Must have 4 open trade lines.

Collections/Judgments: More than $2,500 considered on a case by case basis. Must be satisfied prior to or at closing if applying for a mortgage.

Bankruptcy/Foreclosure: Discharged over 24 months and substantial re-established credit (i.e. installment loans, auto loans, etc. with NO delinquencies).

B

 

Mortgage: No more than three 30-day late payments during the past 12 months.
Qualified for 1st Mortgage Rate: 8.99 up to 12.5
Qualified for 2nd Mortgage Rate: 10.99 up to 13.5
Loan to Value: 1st) Up to 90% 2nd) Up to 100%
Debt to Income Ratio: Up to 55% for both first and second mortgages

Revolving: Major /Minor Credit - no more than 60 days delinquent on any account in last 12 months, except for minor occurrence up to 60 days (minor credit).  Must have 2 open trade lines.

Collections/ Judgments : More than $2,500 considered on a case by case basis. Must be satisfied prior to or at closing.

Bankruptcy/ Foreclosure: Discharged over 18 months and substantial reestablished credit (i.e. installment loans, auto loans, etc. with NO delinquencies).

C

 

Mortgage: No more and 5 x 30 or 2 x 60 during last 12 months.
Qualified for 1st Mortgage Rate: 11.5 up to 13.5
Qualified for 2nd Mortgage Rate: 11.99 up to 14.5
Loan to Value: 1st) Up to 85% 2nd) Up to 80%
Debt to income Ratio: Up to 55% for both first and second mortgages

Revolving: Major /Minor Credit - no more than 90 days delinquent on any account in last 12 months, except for minor occurrence up to 90 days (minorcredit). Must have 4 open trade lines.

Collections /Judgments: More than $2,500 considered on a case by case basis.  Must be satisfied prior to or at closing.

Bankruptcy/ Foreclosure: Discharged over 12 months and re-established credit.

D

 

Mortgage: No more than 3 months delinquent at closing.
Qualified for 1st Mortgage Rate: 12.5 up to 18.25
Qualified for 2nd Mortgage Rate: Not available
Loan to Value: Up to 70% Not in foreclosure (Up to 65% if in foreclosure)
Debt to Income Ratio: Up to 60%

Revolving: Borrower exhibits significant past or present credit problems.

Collections /Judgments: Major occurrence within the past 12 months.

Bankruptcy / Foreclosure: Bankruptcy discharged/ foreclosures consummated prior to application.
